A conservatory is usually a predominantly glass structure attached to the side of the home, with a glass or polycarbonate roof. Conservatories create a light and airy space that can be used for various purposes.

The term conservatory would indicate that:
• A minimum of 75% of the roof covering should be transparent or translucent roof covering.
• A minimum of 50% of the wall area should be translucent i.e., glazing. Ensure the conservatory is at ground level and are less than 30 square metres in floor area.
• External quality walls, doors or windows should separate the house from the conservatory.
• There should be an independent heating system with separate temperature and on/off controls.
• Glazing and any fixed electrical installations comply with the applicable building regulations requirements.
• There should be thermal separation in the form of an external quality door and windows.

Open plan conservatories require building regulations approval. To make sure your conservatory meets these requirements, you must show the conservatory is as energy efficient as the rest of the house.

An extension is typically constructed of similar materials (e.g. brick) as the existing building to create a seamless appearance. It includes a solid roof and walls. Materials are usually chosen based on structural and insulation needs, as well as budget and design preferences.

Extensions require planning consultation and building regulations approval. To make sure the extension meets these requirements, they must demonstrate the extension is as energy efficient as the rest of the house.

The requirements for an extension are as follows:
• Planning and Building Control consultation
• Drainage survey if applicable (Building over sewer notices can be achieved at tenant cost)
• There need not be external quality walls, doors or windows separating the extension from the house.
• The new building must meet Part L Building Regulations
• The heating system can be extended by a qualified person without separate temperature and on/off controls.
• Glazing and any fixed electrical installations can be extended by a qualified person with the applicable building regulations requirements and certification.
