Planning advice

Do I need planning permission?

Not all works need planning permission. You can see planning permission guidance in visual and written form

If you wish to find out if you need planning permission, or building regulations consent, a paper application form is available External Hyperlink (opens in new window).  Electronic applications can be submitted on the Planning Portal.

Seeking advice (known as pre-application advice) before you submit a planning application

Once it is clear that you need planning permission, you can get advice on your proposals before you submit a formal planning application.

Applying for planning permission or other related consents

When you apply for planning permission or related consents there are a number of documents you must provide and, in many cases, you must pay a fee. When we consider planning or related applications, a key issue is whether it complies with our planning policies. In some circumstances it is possible to amend planning applications under consideration.

Following the progress of planning and related applications

You can see details of all current planning and related applications and their associated documents on our website. You can also comment on planning and other applications on this website. To help you, we have produced guidance on matters we can take into account when we make making planning decisions. You can see planning committee papers, including agendas, minutes and officers' reports on this website.

Submission of details required by a condition

When planning permission is granted it is often subject to conditions which mean you must submit further details to us for approval. This involves completion of an application form and payment of a fee.

Variations to an application which has been approved

Where only minor variations are proposed to a planning permission there is a simplified process for seeking approval.

Planning appeals

You can find details of how to make a planning appeal or how to take part in a planning appeal on our website.

Planning enforcement

You can find details of planning enforcement on our website.
